These terms and conditions are in addition to those on the contract that has been sent to you.
Reservations For all bookings, including those made by phone or internet, we require the names, home addresses and contact details of all adult guests, and details of any accompanying children.
Bookings can only be made an adult over 18 years old. In exceptional circumstances, it is possibly to book in a guest between 16 and 18 years, but we may require an adult guarantor for the booking.
Guests will be required to show full identity proof on arrival (eg passport, driving licence).
Properties are provisionally reserved following internet or telephone confirmation, but they are not fully reserved until a holding deposit has cleared in our bank or paypal account and you have received email or other written confirmation that the property has been reserved for you.
Payments Your contract will set out a payment schedule and will give details of how to pay your fees. Payment is normally made directly to our bank account. If you want to pay by credit card, you can do so via Paypal, but then there is a surcharge of 3.5% to cover their fees.
You will normally need to pay for the full term in advance, and will also need to pay a security deposit that will be returned to you at the end of your stay, provided that the apartment is left clean and tidy and there are no delapadations. Some contracts for longer stays make provisions for you to pay for water and electricity consumed out of your security deposit, in which case this will be calculated and deducted before the security deposit is returned. Unit costs for electricity and water are available on request.
Cancellation by You Terms for the balance of your rental fee will be set out in your contract. If payment is not received in full by the date stated on your letting agreement, we reserve the right to treat the booking as cancelled ‐ particularly if someone else is waiting for the apartment. We may retain some or all of the holding deposit to cover administration fees and other losses
Cancellations by Us It is extremely unlikely that we will have to make any changes to your property rental. However, occasionally we may have to make changes and reserve the right to do so at any time. Most of these changes would be minor and we will advise you of them as soon as they may be applicable. If we are forced to cancel the property rental because of force majeur or for any reason that makes the property unfit for rental, you will have the choice of either allowing us to try to locate a suitable alternative property on your behalf or of cancelling the booking and accepting a full refund of all monies paid to us. Please note that we are not liable for any consequential loss or incidental expenditure resulting for the cancellation of your booking.
Insurance It is your responsibility to ensure that your personal possessions are insured. We cannot accept liabiltiy for theft of , loss of or damages to personal possessions. Guests are also recommended to insure against cancellation.
Changes to your Reservation/length of Stay If you find you need to extend you stay, please advise us as soon as possible. We will try to accommodate you if possible, but are under no obligation to do so, nor to offer you the same apartment or the same rate. If you need to shorten your term, we will try to re-let the apartment and give you a partial refund.
Arrival/check in time This if from 4pm on the day booked, unless agreed otherwise. We can sometimes be flexible on this, it depends on whether there are guests who stayed the previous night.
Departure Check out time This is by 11 am on the departure day booked unless agreed otherwise.
Occupation of the property Only named guests are permitted to use or stay in the property. If you are expecting to have other visitors, you must let us or our representatives know. You and your party must not exceed at any time the number of people on the tenancy agreement.
Location Map and Directions + Key Collection Directions and Key Collection Instructions (where applicable) will be advised once the full rental payment has cleared.
Keys You will normally be issued with one set of keys. If you know you are going to require extra keys, please advise us before the start of your tenancy.
If keys or electronic fobs are lost or not returned on departure there will be a charge of up to £25 per key and £40 per electronic fob. If you lock yourself out the apartment we reserve the right to charge for someone to come and assist you in re-entering the apartment, apart from the cost of replacement keys and fobs.
General conditions Guests are expected to behave considerately while using the property. By entering into a contract to rent one of our properties, guests agree:
- Not to affix any poster or placard to the interior or exterior of the premises
- Not to do or permit to be done anything which may be a nuisance or annoyance or cause of damage to any neighbouring or adjoining property
- Not to do anything or suffer or permit anything to be done was a result of which any policy or insurance held by the Owners on the property may become void or invalid or subject to an increased rate of premium
- Not to use the property for any illegal immoral purposes
- Not to remove the furniture from its present position in the premises
- To leave the property in a clean and tidy condition at the end of the tenancy
Cleaning The apartment will be in good condition at the start of your stay. Any problems with it should be reported on arrival or as soon as the problem is discovered. Guests must leave the property in a clean and tidy state. Items should be left where they were at the start of the tenancy. Items that have been used must be left clean and in their present state of repair and condition. Items of furniture, or other items that are missing or destroyed must be replaced or paid for. There will be a charge if excessive cleaning is required at the end of the tenancy.
Restrictions Our apartments are pet free and smoke free. If you rent a property with a balcony or a garden you can smoke there, but you must ensure that all doors to the property are closed. If there is evidence that there has been smoking either inside the property or on the balcony but with the door open, there will be an extra fee of up to £150.
Internet/Wifi Complimentary internet connection is provided in some of our properties. Whilst we will make all reasonable efforts to ensure that this facility is readily available, we accept no responsibility for the inability to connect to the internet for whatever reason including problems caused by the Guests' hardware or software. We are not responsible for payment of dial up charges. Guests connect to the internet at their own risk and we will not be responsible for any damage to a Guest's computer, its data or the security of any data transmitted over the internet. We are not responsible for any viruses, loss of data or unauthorised access and Guests are responsible for ensuring that their computers have adequate protection systems.
